Common Problems & Tips with Period Properties

Woodworm & Beetle are attracted to damp timber (cure the damp, cure the problem). Timber treatment is only part of the solution.

Sand & cement renders on old walls cause more problems than they cure; trapping moisture in walls.

Lime plaster “breathes” where gypsum based plasters do not – old buildings need to breath.

Cement mortar should not be used over lime when pointing; it will suffocate the wall & can cause moisture to evaporate through the porous bricks, leading them to spall and decay.

Woodwork is only as weather proof as the finish which is applied – oiling/decorating must be kept up every few years.

If windows or doors seem rotten they do not always need to be replaced – repair your property & preserve it for the future for far less cost than replacing.

The right tools should be used for the right job. Power tools can cause damage beyond repair if used for the wrong application.

Repair with like for like materials and you will not need local authority permission.

Approved alterations to listed buildings are zero rated for VAT – you should not be charged.

Deal with problems that arise quickly – the longer you leave it the more it will cost.
